Almost 50 years after the opening of the first active-adult community in the Sun City legacy, the developer has unveiled the fourth such project in the West Valley.
Built under Pulte’s Del Webb brand, Sun City Festival sits on 3,300 acres in north Buckeye, along the high-growth Sun Valley Parkway corridor.
Planned for 7,200 homes, Sun City Festival will cater to baby boomers, one of the fastest-growing segments in the housing industry.
Sun City Festival buyers will choose from floor plans from 1,300 to 2,800 square feet. Prices will range from $196,900 to $388,800.
“It’s exciting because it’s the beginning of another chapter in this legendary story in the West Valley,” said Jacque Petroulakis, director of public affairs for Pulte Homes and the Communities of Del Webb in Arizona. “And we’re doing it at a time that makes tremendous sense.”
For example, Petroulakis said, the country’s population of 55- to 75-year-olds is estimated to exceed 80 million by 2020.
“Also, we’ve noticed when a Sun City community opens in a town, other builders, businesses and retail follows,” Petroulakis said.
Among Sun City Festival’s amenities are two championship golf courses, a 31,000-square-foot community center, an outdoor amphitheater, outdoor activities, fitness areas, a state-of-the-art technology center and a large display kitchen to hold demonstrations and classes.
The development also will expand on Sun City Grand’s Arizona State University Lifelong Learning Academy with online programs from the University of Maryland.
In addition to the rooftops, Sun City Festival will include 150,000 to 160,000 square feet of commercial space.
The Pederson Group, and Pulte will partner to build the first of such commercial developments at the Sun City Festival entrance.
